What goes into a whole-home painting price?

The cost to paint an entire home's interior depends on the surfaces included, their condition, access and the paint plan. Labor includes preparing the space and surfaces as well as applying paint. Materials depend on the products and amount needed.

A walls-only refresh and a repaint of walls, ceilings, doors and trim are different jobs. Before budgeting around a price per room or square foot, check what that number covers. A written estimate for your home should connect the total to a clear scope.

Compare estimates for the same painting scope

Floor area is not painted surface area

Your home's listed square footage describes floor area. Paint goes on walls, ceilings and other surfaces. Wall height and the length of the walls matter. Two homes with the same floor area can have different painting needs.

An open room and a home with many smaller rooms have different wall layouts. High walls add painted area. Closets and hallways add surfaces that a simple bedroom count can miss. Share the home size as a starting point, then list the actual rooms and surfaces.

Walls, ceilings and woodwork change the scope

Decide what whole-home means for this project. These examples cover the same rooms, but include different work:

For doors, note whether you want one side or both painted. List closets and built-ins on their own. Detailed woodwork adds edges and smaller surfaces that a wall-area figure cannot describe. Leaving those surfaces in their current finish changes the scope.

  • Walls only: repaint the walls while keeping the current ceilings, trim and doors.
  • Walls and ceilings: add the ceiling surfaces, including any high or sloped areas.
  • Walls, ceilings and woodwork: also include baseboards, window trim, door frames and the chosen doors.

Existing condition determines the prep

Sound, clean walls with a few nail holes need different prep from walls with loose paint, rough patches or stains. Filling, sanding, cleaning and the right primer help prepare the surface for paint. More repair work adds steps before the finish coats begin.

Show the painter cracks, peeling areas, old wallpaper and stains. Ask which issues belong in the painting scope and which need separate work. A stain may need a primer that blocks it. Glossy surfaces or bare patches may need another approach. Keeping the current color does not remove the need to review surface condition.

Height, details and access affect the work

High ceilings and stairwells need a different setup from easy-to-reach walls. Detailed trim and built-ins add surfaces beyond the main walls. Point out these features, even if the home size is already listed in your request.

A furnished home also needs a plan for reaching and protecting the work areas. Tell the painter about large furniture, narrow paths and rooms you need each day. Discuss who moves belongings and what must stay clear. These details help define the work; an empty home still needs floor and surface protection.

Color, coats and products affect materials and labor

Changing a dark wall to a light color can change the primer and coat plan. So can stains or a surface that needs help for paint to bond. The answer depends on the existing finish and the chosen product. A large color change does not always mean the same number of extra coats.

List the new colors and the surfaces where each will go. Several colors are a different plan from one wall color throughout. Paint product and finish choices also affect materials.
